Buying a Property with Indiviso

How we help you find and purchase your own home on the Costa del Sol.

Co-Ownership with Indiviso

Alongside full purchases, Indiviso offers smart co-ownership of selected holiday homes. The questions below explain that model.

  • Alongside helping buyers purchase complete properties, Indiviso offers a co-ownership model for selected holiday apartments in Spain. Instead of buying the full property and carrying all the costs alone, you buy a fractional ownership share, typically 1/8, and receive proportional use of the apartment. Indiviso then coordinates the practical side: property preparation, maintenance, booking, cleaning, owner communication and selected rental support where the property is suitable and legally permitted.

  • Most second homes are not used all year. Owners often use them for a few weeks annually, while still paying 100% of the purchase price, taxes, community fees, repairs, utilities and management. A 1/8 share is designed around realistic holiday use. You own less of the asset, pay a smaller entry price, share ongoing costs with other owners and still enjoy regular access to a high-quality apartment in Spain.

  • Co-ownership is suitable for buyers who want a second home in Spain but do not need exclusive year-round use. It works well for families, couples, remote workers and frequent visitors who want ownership, convenience and professional management without the workload of full ownership. If you want unlimited private use, full control over every design decision, or 100% ownership of a property, our full-ownership service is the better fit - see the questions above.

  • No. Shared ownership is already common in high-value lifestyle assets such as yachts, private aviation and premium holiday properties. The logic is simple: if an asset is expensive to buy and maintain but only used part of the year, sharing ownership can create a better balance between cost and use. Indiviso applies this principle to selected apartments in Spain, with a structure designed for practical use, professional management and transparent owner coordination.

  • A timeshare normally gives you a right to use accommodation for a certain period. It is typically a usage product, not direct participation in the underlying property value. With Indiviso, you buy a share linked to a specific property ownership structure. You participate as a co-owner according to your share, with rights and obligations set out in the purchase and owner documents.

Ownership and Legal Structure

Questions that clarify what the buyer owns and how the structure is protected.

  • Yes. Indiviso is based on co-ownership, not a hotel membership or prepaid holiday package. The exact ownership structure is explained for each property before purchase, including what you buy, what rights are attached to your share and how decisions are made between owners.

  • You buy a share in the company that owns that apartment. Your share gives you proportional economic rights, usage rights and responsibility for shared costs. The details are property-specific, so Indiviso provides a buyer pack with the purchase structure, cost breakdown, owner rules and key legal documents before completion.

  • The standard Indiviso model is based on eight shares per apartment. A 1/8 share gives you proportional use and proportional cost responsibility. In some cases, a buyer may purchase more than one share. For example, a 2/8 share gives more usage and a larger economic interest, but also a larger share of ongoing costs.

Finding and Buying a Co-Ownership Share

A simplified buyer journey from enquiry to completion.

  • You can start by exploring available properties on indiviso.com or by speaking with an Indiviso advisor. We will discuss your preferred location, budget, travel habits, family needs, rental expectations and timing. Based on this, we can explain which properties fit your goals and send you the relevant purchase information.

  • Yes. Where possible, Indiviso can arrange an in-person viewing or a digital viewing. This allows you to understand the property, location, building, amenities, expected costs and ownership structure before making a decision. For new-build, viewings may include show apartments, developer materials, floor plans and local area information.

  • The process normally follows five steps: - Choose a property and request the buyer information. - Review the ownership structure, price, running costs and usage rules. - Speak with Indiviso and, where appropriate, independent legal or tax advisors. - Reserve and complete the purchase documentation. - Start using the apartment once the property is ready and your ownership is completed.

Price, Running Costs and Rental Income

Questions about the financial side of co-ownership.

  • The share price usually reflects your proportional share of the property purchase and the costs required to prepare the ownership structure. Depending on the property, this may include purchase costs, legal setup, furnishing, equipment, onboarding and initial management preparation. Each Indiviso listing should provide a clear price breakdown so you can understand what is included and what is paid separately.

  • Ongoing costs are shared between co-owners. They can include community fees, insurance, utilities, cleaning, repairs, maintenance, property management, accounting, local taxes, booking administration and reserve contributions for future works. Some costs are fixed and shared according to ownership share. Other costs, such as cleaning after your stay or heavy utility use, may be charged according to actual usage where practical.

  • In principle, unused time may be rented out if the property, building rules, local regulations and tourist licence position allow it. Rental availability is not the same for every apartment, so this must be checked property by property. Where rental is possible, Indiviso can help coordinate the process so that bookings, cleaning, guest communication and owner accounting remain controlled.

  • Yes, if the property value increases, your share may also benefit proportionally when you sell. The reverse is also possible: property values can fall, and resale values are not guaranteed. Indiviso should be presented as a lifestyle ownership model first, with potential financial upside as a secondary benefit, not as a guaranteed investment product.

Using and Booking Your Apartment

Practical questions about holidays, peak dates, guests and rules of use.

  • Usage depends on the number of shares you own and the booking rules for that property. As a simple guide, a 1/8 share gives access to roughly one eighth of the year, adjusted for fair scheduling, cleaning gaps, maintenance and peak-period rules. The exact number of usable nights, booking windows and priority rules are confirmed in the property-specific owner agreement.

  • Co-owners reserve stays through a managed booking process. The goal is to give every owner fair access across the year while allowing both planned holidays and shorter spontaneous stays where availability allows. Booking rules normally cover how far in advance stays can be reserved, how many future bookings each owner can hold, minimum and maximum stay lengths, cancellation rules and cleaning periods.

  • Peak dates need clear rules because several owners may want the same weeks. Indiviso uses transparent allocation principles such as rotation, booking limits and priority rules so that one owner cannot permanently block the best dates. The exact peak-period rules are set out for each property before purchase.

  • Yes, you may normally allow family or friends to use your allocated time, subject to the owner rules, building rules and local regulations. You remain responsible for your guests and for any costs, damage or additional cleaning linked to their stay. Guest details may need to be provided in advance for check-in, security, community or legal registration purposes.

  • Where the property setup allows it, owners may have allocated storage for personal items such as clothing, beach items or sports equipment. This makes repeat trips easier and reduces the need to travel with large luggage. Storage rules depend on available space and must be fair to all co-owners.

Management, Resale and Flexibility

How Indiviso reduces day-to-day work and helps owners exit later.

  • Indiviso coordinates the day-to-day management of the apartment. This includes cleaning between stays, routine inspections, maintenance coordination, supplier management, owner communication and preparation for upcoming visits. For repairs, Indiviso obtains and coordinates suitable suppliers, keeps records and allocates costs according to the owner agreement.

  • No. One of the main advantages of Indiviso is that you do not need to organise calendars, cleaning, repairs or payments directly with the other owners. Indiviso acts as the operational manager, so the ownership group has structure and each owner has a single point of contact.

  • Before your arrival, the apartment is prepared according to the agreed service standard. After your departure, cleaning, laundry, inspection and any necessary maintenance follow-up are coordinated. This keeps the apartment ready for the next owner and helps protect the long-term condition of the property.

  • Yes. Your share can be sold, subject to the owner agreement and any minimum holding period, transfer rules or approval process that applies to the property. Indiviso can assist with resale by presenting the share to potential buyers, explaining the ownership structure and coordinating the practical transfer steps.
