From search to completion*

  1. Set your brief and total budget

Decide on location, intended use and timing. Include purchase taxes, professional fees, financing, furnishing and running costs. Indiviso prepares a focused shortlist and organises in-person or remote viewings.

  2. Prepare your documents and advice

Appoint an independent lawyer, arrange your NIE and prepare identity and source-of-funds documents. If borrowing, obtain an initial finance assessment before committing. Discuss a power of attorney if you cannot attend in person.

  3. Check the property before paying

Ask your lawyer to review title, charges, planning and occupancy status, community debts and permitted use. Arrange a technical inspection where appropriate. For off-plan homes, check the developer, permissions and advance-payment guarantees.

  4. Agree the reservation and contract

Have the terms reviewed before signing or sending a deposit. Confirm the price, inclusions, deadlines, financing conditions and what happens if either party withdraws. Reservation and arras contracts can have different consequences.

  5. Complete before the notary

Your adviser coordinates the deed, payment arrangements and any mortgage or cancellation of existing charges. Confirm the handover condition, keys and required documents. Completion timing depends on the transaction and, for off-plan homes, delivery.

  6. Register and organise your home

Arrange tax filing and Land Registry registration, update ownership records and transfer utilities and community contact details. Keep the deed, receipts, certificates and warranties together. We can coordinate practical setup after completion.

Budget beyond the asking price

These are general rates for a typical residential purchase in Andalusia. Other Spanish regions, special transactions and reduced-rate cases differ.

Indicative purchase taxes — Andalusia, October 2026

Resale home
Generally 7% ITP. The taxable value may differ from the agreed price; check the applicable reference value and rules.*
New home from a developer
Generally 10% VAT plus 1.2% AJD in Andalusia, applied to the relevant taxable bases.*
Other purchase costs
Budget separately for legal advice, notary, registration, valuation or finance costs where applicable, and any agreed buyer service fees.*
Buying from a non-resident seller
The buyer generally withholds 3% of the amount payable to the non-resident seller and pays it through Modelo 211. This comes from the seller’s proceeds, rather than being an extra 3% purchase tax. Confirm the applicable procedure and deadline.*

Ask for a property-specific written cost estimate. Do not treat these rates as an all-in purchase allowance. Your adviser should confirm eligibility for reliefs, taxable values and filing deadlines.

After the keys: ownership and aftercare*

Utilities, insurance and handover

Transfer or activate water and electricity, arrange suitable insurance, record meter readings and inspect the home. For new builds, retain warranties and report handover defects promptly.

Community and local charges

Budget for IBI property tax, applicable waste charges, community fees and possible special assessments. Check payment dates, direct debits and the community’s rules and planned works.

Tax residence and annual filings

Non-resident owners may need Modelo 210 for rental income or imputed income during personal-use or vacant periods. Tax residents follow different rules. Ask an adviser about current deadlines, wealth-related taxes and home-country reporting.

Before advertising holiday rentals

Confirm municipal eligibility, required community approval, tourism registration and any national rental registration needed for online platforms. Arrange guest reporting, operating compliance and tax advice before taking bookings.

Care when you are away

Choose support for key holding, inspections, cleaning, repairs and supplier coordination. Indiviso can help arrange furnishing and ongoing property care, with scope and fees agreed to suit your home.

Keep your ownership records current

Retain invoices and evidence of improvements, update contact and payment details, and revisit your plans when use or tax residence changes. Discuss succession planning and eventual resale with your advisers.

Questions before you buy

Does buying a home give me Spanish residence?

Property ownership does not itself grant residence or determine tax residence. Check the immigration route and tax position that apply to your nationality and circumstances.*

Can I buy without travelling for every step?

Remote viewings and a properly prepared power of attorney may help. Your lawyer and lender should confirm identification, signing and document requirements in advance.*
